Airtight walls for Metro Vancouver homes
Spray foam insulation for new builds, renovations, attics, crawlspaces and shops. One application insulates the wall and seals the gaps that let heat and damp air through.
- Closed-cell foam, about R-6 per inch
- 2×6 studs at 16 in. on centre, plates top and bottom
What we spray
Spray foam for the jobs Lower Mainland homeowners and builders call about most.
New construction
Exterior walls, ceilings and rim joists sprayed before drywall goes up.
Renovations and additions
Opened-up walls insulated and sealed while they are still open.
Attics and roof decks
Foam on the underside of the roof deck for vaulted ceilings and conditioned attics.
Crawlspaces
Walls and rim joists sealed against cold, damp air from below.
Basements
Concrete walls insulated without trapping moisture behind the framing.
Garages, shops and sea cans
Detached garages, workshops and shipping containers made usable year-round.
See where the heat goes
Drag across the picture. The left side shows a typical older house on a cold night, with heat escaping at the rim joist, the top plates, the corners and around window frames. The right side shows the same walls after spray foam.
Illustration, not a real thermal scan. Windows stay warm in both views because foam seals walls, not glass.
Rim joists
The band where the floor meets the foundation is one of the leakiest spots in older houses. Foam fills it and seals it.
Wet coast winters
Closed-cell foam does not soak up water, which matters below grade in a climate this damp.
BC Energy Step Code
Many Lower Mainland cities test new homes for airtightness. Foam closes the gaps that fail a blower-door test.
Closed-cell or open-cell?
The two foams do different jobs. Here is how they compare.
| Property | Closed-cell | Open-cell |
|---|---|---|
| R-value per inch | ≈ R-6 | ≈ R-3.6 |
| Density | ≈ 2 lb/ft³, medium density | ≈ 0.5 lb/ft³, light density |
| Air barrier | Yes | Yes |
| Vapour barrier | Yes, at about 2 in. thick or more | No, needs a separate vapour barrier |
| Water | Resists water | Absorbs water |
| Sound | Some dampening | Better dampening |
| Best for | Exterior walls, crawlspaces, basements, rim joists | Interior walls, ceilings, sound control |
Typical values. Exact figures depend on the product and the thickness sprayed.
